1. Booking and Payment
1.1. A confirmed booking constitutes a binding contract between the guest (“you”) and The Boathouse (“we”, “us”, or “our”).
1.2. Full payment is required at the time of booking unless otherwise agreed in writing. We accept major credit and debit cards via our secure online payment system.
1.3. All rates advertised are inclusive of VAT unless specified otherwise.

2. Amendments and Cancellations
2.1. Cancellations by Guests:

• More than 28 days before arrival: Full refund minus a £25 administration fee.

• 14–28 days before arrival: 50% refund.

• Less than 14 days before arrival: No refund.
   

2.2. Amendments:
We will do our best to accommodate changes to your booking, subject to availability and a £15 administration fee. Any increase in booking value due to a change will be charged accordingly.
2.3. We recommend you take out appropriate travel insurance to cover unforeseen circumstances.

3. Check-in / Check-out
3.1. Check-in time is from 4:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure.
3.2. Early check-in or late check-out may be possible by prior arrangement and may incur an additional charge.

4. Occupancy and Use
4.1. Only the number of guests specified in the booking are permitted to stay. No unauthorised overnight guests.
4.2. You agree to use the property solely for holiday purposes and not for any commercial or party-related activity.
4.3. We reserve the right to terminate your stay without refund if there is any breach of terms or unreasonable behaviour.

5. Children and Age Restrictions
5.1. Guests under 18 must be accompanied by a parent or responsible adult.
5.2. You must be at least 18 years of age to make a booking.

6. Pets and Assistance Animals
6.1. Pets are not permitted on the premises.
6.2. Registered assistance dogs are welcome but must be declared at the time of booking.

7. Damages and Cleanliness
7.1. The property must be left in a clean and tidy condition. Any excessive cleaning required may result in additional charges.
7.2. You are responsible for any damage or loss caused during your stay. We reserve the right to charge for repairs or replacements.

8. Smoking and Vaping
8.1. Smoking and vaping are strictly prohibited inside the property. A £200 fine will apply for any breach.

9. Liability
9.1. We accept no responsibility for loss, damage or injury to you or your property during your stay, unless caused by our negligence.

10. Force Majeure
10.1. We shall not be held liable for any failure or delay in providing accommodation due to events beyond our control, including but not limited to natural disasters, adverse weather, fire, pandemics, or government action.

11. Complaints
11.1. We strive to ensure your stay is enjoyable. If you experience any issue, please contact us immediately so we can address it promptly.
11.2. Retrospective complaints cannot be considered unless we were made aware of the issue during your stay.

12. Governing Law
12.1. These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
